Many homeowners here in the Tampa area are good about cleaning gutters, or washing off dirty spots on the house, but what about the roof? Most tile roofs here in Central Florida need to be cleaned every few years and rarely are! If you live in a climate with a high volume of rain, humidity, and wind, it can be hard to maintain a clean roof. Being in a city like Tampa with a high level of pollution or simply living near a highway can also affect how dirty your roof gets. By maintaining a roof cleaning schedule, you can save years that bacteria and algae would have otherwise taken from your tile roof.

Here are a few tips on what to look out for on your roof so you now it is definitely time to get it cleaned! Remember though, even if these signs aren’t visible to you, if your roof has not been cleaned in several years it is probably time.

  1. Algae: This is most commonly seen in the form of black streaks on your roof. This is triggered by rain and your roof staying damp. At this point, there is still time for the tile roof to be cleaned and the shingles to stay intact.

  1. Moss: This is likely if your roof sits in a shaded area. This maintains dampness in your roof tiles and can cause more serious damage if left untreated.

  1. Lichen: This is a fungus that protects algae. This is a sure sign your tile roof needs to be cleaned, and possible even replaced. Lichen has roots that dig into roofing and break down asphalt. If shingles are left untreated, your shingles will likely start to erode.

This Property was in Carrollwood Village In Tampa.
No Pressure was used to clean this tile roof.
You can see out thickened chemical cleaning solution we call “Apple Sauce” sticking to the Tiles ?
This cuts run off way down, and is safer for your plants and property!
Here in Tampa, Florida we deal with a specific type of algae that grows on our tile roofs (Gloeocapsa Magma). Apple Roof Cleaning Professionals use specially designed detergents and solutions called “Apple Sauce” to clean and destroy the algae, and prevent re-growth. We use the ONLY method that is recomended by the Roof Cleaning Institute Of America. Not only is it very dangerous to use high pressure to clean a tile roof, but it does not kill the algae. If the tile roof cleaning contractor does not use the correct method, you can expect to have your tile roof cleaned more often thus costing more money in the long run. High pressure water can seriously degrade roof tiles by removing the glaze, and enlarging the pores of the Tiles.
Once your tile roof has had it’s pores enlarged by Pressure Washing, it will get dirty faster, since the enlarged pores in your roof tiles now hold more moisture!
